Appraiser Needs Advice - Charlotte

I am an Appraiser in South Florida getting my certification this month. I am taking the appraisal license and moving to Charlotte. Can someone give me a heads up of a good area to buy in. We are moving in January but the research has to be done now.

Although the market nationwide is bad, if I survived South Florida, Charlotte can't be all that bad! Again my wife and I are looking for a place to live that will be close to the city, the lakes, and have some chance of appreciation in the next year or so. A newer development with nice houses and loads of foreclosures would be ideal to be honest. We know we want to live there a long time. Location is the most important thing for us here. We know we can go way out and get cheap housing, that's not the issue. As an appraiser down here for 3 years I can only imagine what the trend is there right now.

May as well look in Huntersville, Cornelius or Davidson at that point - nicer areas anyway.

As far as getting appreciation in one year I would not count on that. You would need to find a deal where they are looking to dump the property, such a deal is not impossible because many areas have too many listings but even so such deals are not easy to find.

Many of the nice areas in Charlotte are too close to crime for my comfort.

I moved to Charlotte from Orlando 18 months ago and have had no luck finding anyone who needs Appraisers(I have 10 years experience). The market is off by 25% from last year.

If you are doing OK in Florida I would reccomend staying there, the worst is probably over. The Charlotte market looks like Orlando's did 3 years ago, just starting to go down.

The AMC's say they are saturated with Appraisers in this area, the banks are laying off, the mortgage brokers are closing up.

I wish my wife had never wanted to come here.
