Subject is a SFR pending sale based upon FHA financing. Report conditioned "Subject To" both checkbox 2 and checkbox 4

How does the appraiser express the HUD 4000.1 compliance statement when CB2 issues have been remediated to the appraiser's follow-up satisfaction, but he doesn't know the status of the CB4 that are based upon inspection by a licensed tradesperson, e.g., electrician, with the CB4 issues to be remediated to the lender's follow-up satisfaction.
ALSO, although I presume that it's beyond the appraiser's scope of work, should my 1004 Subject To B4 conditions have included a statement that issues identified by the electrician must be satisfactorily resolved, which would presumably be reflected in additional buyer counter offers; and if so do those supplemental docs need to be included in a supplemental version of the appraiser's Contract Analysis.

I realize the questions are onerous but don't see how the appraiser can proceed without each of he questions be addressed. THANKS.
