Apprentice signing report issue

I have an Apprentice that will do inspections on her own for approved Clients, and she signs on the left as the Appraiser, and I sign on the right as the Supervisor. We have a newer Client that says Trainee inspections are permitted, however will not accept the report with her signature as she is not on the ASC National Registry (because she is an Apprentice). She is approved in the State of Ohio and up to date with documentation etc and we have been doing this for several years with other Clients. The U/W says she has never seen an Apprentice sign a report before and she wants something in writing stating it is permissible for it to be done this way. Where can I find this?
 
I'm not sure how it works in Ohio but here in California, the apprentice, as you say, has a trainees license.

I had a trainee's license at one time and I would sign on the left and my supervisor whom accompanied me, signed on the right as "did inspect". I would document in the report all the duties I performed for the report. I would then document in my logs for the Bureau of Real Estate Appraisers to accrue my hours that we're needed to move up to certification.

Your apprentice has a trainees license yes? And they're keeping a log for you to sign for their hours?
 
Yes and yes. But her "license" is not acknowledged in the ASC National Registry so they are not accepting it. I think it is a case of a newer u/w as she states she has never seen a Trainee sign on a report before...
 
Wow, I have few clients that will accept and trainee inspection only. AAPP for VA is it. Yet, these same companies will allow a PDR report. Talk about a double standard. There is no incentive to have a trainee with lenders not allowing trainee inspections.
 
What is allowed by appraiser regulations and what is allowed by the Client are not always the same. Just because Appraisal Board or even Fannie says that it's okay for a trainee to do the work, the Lender/Client does not have to accept work performed by trainees.
 
Doesn't your state spell out the specifics. Maybe there is a work around. You can't cure stupid, you can only endure it. In my larger non AMC lenders they have a supervisor that can tell everyone it's ok. How far did you go up that chain.

Yeah, that is best source. Today is Thursday. Tell them this is urgent.

Your State is your best source. You can do whatever the client wants after the State tells you what to do.
 
Always remember who issues your license. Don't let this one bite you in the butt later down the road.
