I'm the bad guy.....Their Side: D--- appraiser doesn't know what the heck she's doin'. We even provided her with the previous appraisal done 2 yrs. ago, and she still couldn't do a good job!
My Side: Appraiser #1 counted an unfinished bonus room in the SFLA. He said 2600 sf. I say 2,060 sf. Appraiser #1's floor sketch was 30' x 32' on first floor, mine was 28' x 32'. His upstairs measurements were all wrong. He had a wrong CT #, wrong Flood Map #. He doesn't note Summary, or Limited Summary. He used comps which fronted a golf course. This house has 2 acres in a rural location. He notes "public road"...It's a private road with no maintenance agreement. His canned statements could fit any given house in any area. Subject has piles of dirt in yard and no grading/landscaping. He came in at $205,000. I came in at $196,000 two yrs. later. Yep, I'm the bad guy.......Again!
