Basic HUD Questions

How much damage could be caused by things like not knowing to call the lender and have the lights turned on, to require the scraping of old paint, or not know that a manufactured house is not allowed to have been re-sited?

The test is meaningless and in the past only covered a small amount of FHAcentric minutae and trivia questions. FHA appraising is like Othello. You can learn the rules in a couple of minutes but it takes a lifetime to master.

Maybe HUD could have a monthly mass-swearing in and oath taking ceremony of new candidates.
 
But those 50 questions were such a soft pillow for oh so many egos. The old/original panel is like a water bed in the memories of old farts that thought themselves more virile than they really were.

I wouldn't think field reviews would help ALL that much... as a self described good, honest appraiser who has not done any FHA yet, I would think the mistakes, if any, made by new FHA appraisers would have to do with checking the conditions/systems/improvements, etc. Something that can't be checked with a field review.
I'm taking the AI online course today to start my learning.

FYI: Field reviews conducted by/for FHA require an interior and exterior inspection of the subject property.

Where do I sign up for this gig? There are a bunch of interloper "FHA approved appraisers" around here that don't look for anything other than the magic number and a fee.:new_all_coholic:

I did a bunch of FHA field reviews for REAC back around 2000-2001 through Horizon If I remember correctly. We had three types of review: A field review where we did an exterior, inspection, an exterior and interior inspection and a review of the appraiser's workfile.
