Been Reading the Foreclosure lists in our paper. There are about 10 pages most days. I wanted to kind of check on who is doing the foreclosing. A lot are thru MERS and CW seems to have more than their fair share in NW ARKANSAS.

The Germans are taking a hit too. Duetche Bank. Bank of Oklahoma seems to have a high number of foreclosures. And H & R Be Block [head]..quite a few in today's paper alone.

There will be blood in the streets....

My aunt & uncles estate just sold. I figured it would go for $100K or so if placed in conventional sale and take about 3 - 6 months. Auctioned for $91K - My cousins wanted shed of it and told me that anything over $80K would take it. Big Suburbans and Excursions won't sell. Talking to the auctioneer who specializes in Autos, large equipment, antiques and real estate and big autos are in the tank...brand new ones are being run thru auctions and not get a bid from other dealers.

Got that right Terrel, the phrase is tapped out. I think we are getting very close to the phase where bank failures will start cropping up. Of course they been under for quite a while now but the window dressing isn't going to cut it anymore. By the way my family is from Arkansas, Hope and Arkadelphia.

Looking at the Foreclosures in SE Alabama news papers, Mers is probably 50% of it. Went to a widely publicized land auction last Friday, high bid was $1525 per acre on 318 acres, owner rejected it. Only three bidders showed up at the Auction. 18 months ago property was listed and owner rejected offer of $2,400/acre. Everything changes.

That is a classic example of two fools meeting. One to offer such a high price and the other to reject it. :new_all_coholic:

Sounds like the $91k auction buyers timed it right,Terell;
blackberries are ripe here 4th of July.

Experienced REALTOR mentioned something else ;
he figures some wage earners will increase the supply of TN homes,
unleaded gas uptrend will force some sales of TN homes .

Some eat home grown blackberries because they enjoy it,enjoy a victory garden;
nutrition & bargain buys are also a factor.
