I am thinking same applies to Cherokee Village & Hot Springs Village. Septic fields were perked years ago, and many lots didn't fare so well. They required long laterals on lots not big enough. Architects solved the problem by calling houses "one bedroom" even when they are 3,000 SF. Septic size is based on bedrooms, not SF or bathrooms by health department law. So they have a library, exercise room, sewing room, but only one bedroom, although there's a bed in each room. This charade disguises the tendency for septic failure and attempts to hide the problem by a 1500 gallon tank although it has short laterals, dosing pumps, timers, or manually switching 50'-75' laterals on a weekly basis. Short laterals are short laterals and can take only so much s***.

Realtors are calling these by utility (3-4 bedroom), not design. Years ago one was sued and the buyer won after the septic plugged up and he found his house was a "one-bedroom" design. Appraisers should vet every comp and the subject with the POA / city office and determine if the listing matches the plat on file. Values may not matter, but don't be added to a lawsuit because you were misled.
