Blind Realtor

Just finished an appraisal for a purchase......Came in $5,000 under purchase price.
Realtor calls and says: "The purchase price is $XXXXXXXXXXXX and your appraisal is $5,000 below........"

I say......nothing.

The realtor says: "Just what comparables did you use anyway?"

I say "The one across the street and the one 3 doors down." Same GLA, same age, same condition, same street, etc. etc. blah, blah, blah.

The realtor says: "Guess I didn't SEE those sales."

I say......nothing.

And so it goes........... B)

The blind realitor wants a blind appraiser who can't see the sales right on the [email protected]#$%*! block, and who can't see the roof that's falling in, or the furnace that's missing. So it goes. :beer:

Well, at least your realtor had eyes.

I just did an appraisal and could not find a single comp to support sale price of property. :huh: So I called agent and asked what comps did he use, guess I must have missed some private sales he knew of. Response? "Well, I didn't use any comps. But it has to be worth that because of all that land and the barn." :blink:

Oh, did I mention that the realtor will no longer answer any questions in the future for any appraiser who calls with questions regarding his sales? Seems he just did not like my answer to his question about the value I reached for the appraisal: "You are not my client. I can only discuss the appraised value with my client."

But why does the realtor need comps?

"It is worth what someone is willing to pay for it"---------------If it is a cash deal.
