As many of you may recall, our esteemed Mr. Bucks was the one who started the term "skippy", in one of the funniest posts I have ever read.

For the benefit of the newer forum members, and for those of us who didn't save the post, perhaps one of the mods could repost it or post the link? It should be rated as a national treasure!

At any rate, Mr. Bucks also told us about Bonnie Boom-boom, the realtor. Well, folks, she is alive and well and has moved to PA. I met her today. Minor differences - she was driving a silver leased Lexus and wearing the gaudiest pair of silver/rhinestone sandals I have ever seen. Perfect for a wild night in Vegas - quite overwhelming in staid ol PA. Especially considering she was wearing them with black stockings...............

My first encounter with Mz Boom-boom was a few days ago. I called her office to schedule the appraisal for a purchase, on which she was the listing agent. I assume it is the same in other areas, but here, if it is a listing, it is, and always has been, protocol to call the listing agents office to set the appraisal appointment. It is considered quite gauche and grounds for hanging to do otherwise. So - I called her office, got the appointments secretary and proceeded to get the appointment set up. I also asked that the listing agent (Mz Boom-boom) send a copy of the contract and addendums (also standard practice here).

The next day, there is a furious message from Mz Boom-boom on my answering machine - you could hear the venom dripping and the spittle flying. "How DARE I call her seller for entry and copies of the sales contract? WHO authorized me to do that? WHO gave me the sellers number? Was I fresh out of appraiser school? Obviously, I need to be taught some MANNERS. SHE will just have to have a heart to heart with the LENDER on their selection of appraisers. And WHY was I trying to schedule an appraisal appointment on this property anyway because another appraiser inspected it the previous day." SAY WHAT??????

Admittedly, I have a wee bit of a problem with that kind of vitriol - especially considering I did none of those things. So, after downing some strong coffee to calm my temper, I called the lender to confirm I was the assigned appraiser. I was - and they had no clue how another appraisers name came into it. Then I called Mz Boom-boom to set her straight. WELL......turns out the BUYER has the same first name as me. For whatever reason, the BUYER called the seller (instead of her buyers agent?) asking for the contract (huh? she didn't already have it? whatever). So of course, Mz Boom-boom, who didn't bother to get her information straight, ASSumed I was the one who called. Turns out she also had this property mixed up with another property that she also has a contract on, and THAT property was the one the other appraiser had looked at. OOOOOOKKKKKKKK. So I ask her if she can email or fax the contract. She does - and it is on a totally different property, apparently the one the other appraiser was doing. Had to ask her to resend the CORRECT contract.

So, I proceeded to the appointment. The sellers were home, lovely people, and proceeded to tell me what a nightmare this has been. Apparently Bonnie is mixing up quite a few things. She brought the wrong buyers to the property for the first appointment, she gave them the wrong contract and seller disclosure to sign, the seller called the Mrs. at work to get the contract because her agent didn't have it (must be Bonnies sister) and best of all, told the sellers the appraiser would be there several days ago. The Mr waited for 3 hours and of course, the appraiser never showed because he was at a different property. When the Mr called Mz Boom-boom, well she was just totally perplexed. We all had a good laugh and agreed that all's well that ends well.

I was just getting ready to leave when Bonnie roars in on Silver. She comes flying out of the car and has a bunch of papers in her hand. "Oh, I'm SOOO glad I caught you. You probably didn't know, but this is an FHA purchase (ummm, yes, I knew) and I have this checklist for you to follow. Now some of this stuff you can just ignore because it doesn't matter and FHA doesn't care about that stuff anymore, you can just ok it but they want you to make sure you look at the roof." SAY WHAT??????

About that time the Mr takes control and tells Bonnie "I think the lady knows what she is doing - she has been here over an hour and has looked at EVERYTHING including the roof. Tell you what......call your settlement office and tell them to schedule DOUBLE their normal time for a closing because it is OBVIOUS we are going to have to read EVERYTHING with a magnifying glass to make sure YOU got it right. And let them know - we will bring our OWN attorney."

Poor Bonnie - she didn't know what to do....so she just said "oh, ok" and stormed off with her silver sandals flapping. Gotta LOVE that seller. AND gotta seriously question if Bonnie can't manage two sales in the same time frame in a slow market, ummmm, how did she handle it in a hot market???

As for me....I couldn't stop laughing the whole way back to the office, through dinner and am still laughing. Yes indeedy...Bonnie Boom-boom DOES exist! :rof::rof:

Around here if you call some of the listing agents they say "It’s the buyer’s agent’s responsibility". Personally I go with the easiest agent to get along with. There is one agent that I can't stand to be in the same room with.

Ya....know the feeling......I was once charged $10 for 3 pages of photocopying by an agent for a lease on a property he managed..........ever since that day any property he sells has always come under the microscope if my company is doing the valuation !!!!.........WHAT GOES AROUND COMES AROUND !!!!

:new_alien:Alien Sandals will do that to a person.

Its never good to Pizz Off The Appraiser!

I am always amazed how many people don't know this.

What ding-dong. If I were that seller, I would not be too happy about paying out a commission for that "service".

There is a realtor character in Chuck Palahniuk's (he wrote Fight Club) book Lullaby that fits to a "T"

Thanks for the laugh...great story.

I always get the purchase agreement from the lender and have found it is best to limit contact with both agents.

Now Liz, you know agents are EASY to work with here in INDY!! LOL

Yeap, as a broker I've taken complete control over a couple of my deals due to bumbling Bonnie type. A couple of times at the end, still sitting at the closing table, the the buyers or sellers have asked for a batch of MY cards. :)
