Can anybody tell me what is wrong?

I saw this sale on ebay.
21 acres in Oklahoma for $5995. The price is incredibly low, and the seller has ZERO feedback. Something must be wrong, but I just can't figure out what it is.
 
"I believe this property is located just off the highway.." sounds to me like.... "Might not have access to a public roadway. "

and

"From what I can tell all rights are included." sounds like "might not have all rights included."
 
it's in the panhandle of Oklahoma between Texas and Kansas where they have had a very hard drought the last few years.
 
At $285/acre it won't grow anything worth while.
 
Ah...thanks! Sometimes I forget there's a piece of Oklahoma that is not all that rich in rainfall.
 
And frankly is well above market if I guessed. BTW, my nephew sold 400 acres in Oklahoma last year for $200,000 complete with a gas well and it had a river cutting it in two.

It was landlocked and the shallow water was contaminated with salt from the old wells...but i thought it was a bargain. Obviously the market didn't. it took nearly a year to get an offer though several people looked it over.

When I worked in the panhandle years ago, they sold a small rural school that had been consolidated. The school was built in the mid-60s and had a full sized gym and about 12 rooms plus a bus garage on 5 acres. About 10-15 miles W of Guymon. Brought $6,000 if I recall correctly...cheap living.
 
I'm not an appraiser, but from what I've seen $6,000 is probably only the fair market value of 5 acre raw land in the eastern mountain aera, needless to say about the school buildings.
 
It's not unusual for land to be landlocked in OK.
 
42 miles from a Wal Mart.

No thanks.
