A client has recently changed companys. He ordered an appraisal on a property. I inspected this property and collected payment. The next day I recieved the same order from his prior employer. Has anyone ever run across this before? What is my responsibility to either client?

It sound like the LO took the loan with him and did not tell the broker. Under the newer USPAP rules, you handle it as a new request and according to USPAP you do not relay info about either to the other. If the owner wants to "shop" his loan for the best rate, then he can pay for two appraisals.

You have a decision (accept or not) to make regarding the second assignment.
