Commercial Appraisal Management Companies?

I tried to search but didn't pick up anything about commercial managment companies. Do they exist? I really don't want what is in residential to trend to commercial, but I'm sure it is eventually going to go that way. If they do exist I'd like to know who they are so I can apply to work for them when other business is slow.

Doubtful if banks will allow control of the commercial market to some management company. Commercial lenders know there is no value added. Look what AMCs have done to the residential market ... I dont forsee Commercial AMCs becoming prevalent.

IMO, with the exception of a handful of true national companies, many "pretenders" for national business are actually nothing more than AMCs.
 
Commercial AMCs!!??
I'll quit if AMCs get into the commercial end. I don't mind dealing with MAI review appraisers, but I will NOT deal with a phone monkey that doesn't understand the highest part of highest and best use.

Ummm... if you don't want commercial work going the way of residential work, then WHY on EARTH would you even THINK of seeking out an AMC to get additional work? THAT'S HOW THEY GET STARTED! Sorry for being emphatic... but that just seems like logic to me. :Eyecrazy:

LandAM called me a couple of weeks ago regarding a commercial assignment. I politely informed them that I was not a Certified General. I do believe that there are many other AMCs out there that also handle commercial work... it's just not nearly as out-of-hand as residential... and there's no "CVCC" (Commercial Valuation Code of Conduct) looming either.
 
Yes, they most definitely exist, although are not yet widespread. Some of the smaller banks outsource their entire appraisal dept.
 
The problem with AMCs and the commercial end is that a GC doesn't have to rely on lending work to survive. The AMC thus has to pay fees competitive with nonlenders, which precludes them from taking a big haircut off the fee. The res AMC model thus doesn't work on the commercial end.
 
I've seen LandAmerica and PCV Murcor do it before, but in general, very few commercial lenders are willing to trust a commercial AMC.
 
Okay, well Vern if YOU are in charge and I can have your cell number... then I'll do commercial appraisals for your AMC. :)
