I don't think I've ever sat down and been able to write a report from start to finish. It's an iterative process where you get info/data, which leads to more info/data which eventually leads to a conclusion. Delivery times are usually two to three weeks, but that includes multiple assignments being worked on simultaneously.

I have known both residential and commercial who operate on one at a time. It does make it hard to estimate time for people like you and me.

I WROTE a report Saturday ...long day, about 12 hours. But it was my #2 job this year, and actually came in just after Xmas. That's "typical" of the kind I do. But a market analysis might be done in 3 days. It depends upon the assignment.

I lean towards one at a time on commercial and my typical would be between 40 and 60 hours on it. Don't hold me to it.

I'm not qualified to answer since all I do is residential but I hired a secretary who worked for an appraiser doing commercial work and she said many of his reports involved weeks of work.
