Comparable with unpermitted room in garage

I'm sure you seen those unpermitted bedroom in a 2 car garage where they have left the door on.

My experience selling real estate is that they don't add any value. Some buyers like them but others dont since they are losing one garage space in the garage.

My question is concerning how to grid this.

I'm leaning toward just griding it as a 2 car garage with an explanation that it has a finished unpermitted room in it but that market doesn't recognize any additional value for the room.

I suppose it could be seperated out and called a 1 car garage.

How do you do with these when using them as comps?

I have to use it due to lack of comparables.

That's what I do, too. It is easy to support that decision. Just stand on the front yard and look around. Buyers obviously desire a two-garage. That's why you see that 99.9% of the houses have a two-garage. The likely buyer will, thus, view the subject as having a two-garage (and will likely demand in the offer that the "bedroom" be removed before closing).

I treat it as an 1 car garage with an enclosed space of non living area.
