I completed a purchase appraisal on a fix and flip where some electrical outlet covers are not flush, one side sticks out 1/4 inch over the tile backslash, and off center of the drywall hole. Underwriter wants me to call it a safety concern. I said refer to the home inspection which was not provided to me. They are still asking me to make the call. WWYD?
 
Just say it is above your pay grade
 
I would add a front page addendum in which I stated that the lender has determined that the issue is a safety hazard and has demanded that the appraisal be completed subject to remediation, then make it subject to.
 
Stuff like that I just point it out and state "lender/client may wish to condition on repair. This appraisal is made "as is"
 
How can the appraiser call it out when s/he didn't see it....
 
Underwriter gave you an easy re inspection, and you were fighting it.
 
Collect the 1004D fee and move on. Unless the AMC's fee will be less than $ 70, then you are losing money. I really try to not get in my car for less than $ 150. if I have to sign/certify something.
 
If the plate is sticking out, you can turn it around to fit. Looks funny but works, They slso have plates made a little bit deeper for this prblem.
 
The subject is an hour away from me. I really want to see what else was on that profession home inspection report.
