CU/ucdp Worse Than I Even Thought

Randomly found a submission of a recent report on AMC site.

Cookie cutter, I used 4 comps. Subdivision built in 2005. Comp 3 has $10K kitchen adjustment. Highest gross adjusted sale is at 5%. 1 model match. All comps within 0.4 miles. Oldest sale 4.75 months old.

FNMA's peer model seems to be infiltrated by.....garbage.

I don't know if my reports have been going to ucdp. I don't think my clients sell to fannie.

My guess is that CU had some good sales data older than your <5 month comps. Not sure where you are but a $10k condition adjustment does seem low.

Chances are your reports are being pushed through the machine. For most lenders it's part of the automated process.

This morning an SAR questioned a comp I used stating that VA sent her a report showing Comp 3 had transferred more than once in the preceding 12 months. No way, according to several data sources. There is no data source cited for the report that VA sent to the SAR.

Was there any thing closer or with a newer sale date. I'm no expert but there may be a sale tripping the buzzer.
