Does market value include the appraisal fee??

Earnest money says, sale for $320,000, with $1,000
earnest money. Request from mortgage broker
says, "We may roll closing costs into the loan so see
if you can bring it in at $354,000. If not please call
me first."

Oh, by the way, property has been on the
market for $349,900 for 111 days.

You gotta give them credit for being ballsie.

My reply? Pray tell why would I ever appraise it for more than the sales price when it has been on the market for over a year?
