19 comps up to 6 months old within 1/2 mile to subject all in same subdivision with 5 comps on the subject's same street. this allows for quicker appraisals when you only need 3 comps per report.

More. Usually 30 closed within 6 months, 1/2 mile and 15% GLA.

That's my go to comp check when accepting assignments or declining. When have less than 5 -10 sales. Decline. Means outlier.

Uhm...no. Not as bad as Terrels, but no. I could make some serious coin in your market. I'm lucky to have 3 sales in a year in the same neighborhood, let alone relevant comps.

My market has a number of sales, but they are just that

Would get you a pretty wide range of sales that way - distance does not necessarily make comparable.

And no, not an appraisal, I just randomly pulled a one mile radius in my market for grins

I live in an area that has similar ease of comps., but I live in a very urban area, where do I send my kid to school?

I have lots of non-comps that the AMC reviewers with a subscription to dataquest or whatever always want me to include.
