I've been approved to take the certified residential exam and plan on taking it sometime this month. Just wondering if anyone could give me any advise i.e. things to study, topics to study math I should look over. Very nervous and hoping to get some insight on the exam. Also, what score is considered passing, how many questions are there, do they give you the "pass" paper the same day? I know a lot of questions but I'm hoping to take it once:)

things to study

I prefer the Hondros material for the exam prep class I teach. It has flash cards, CD-Rom, and a great practice exam. If memory serves me correct it breaks a couple of practice tests by individual subject

topics to study math I should look over.

Remember the IRV and VIM formulas, also remember how many square feet in an acre, how many square miles in a township etc. Not sure if this is on there but you should be able to discount a sale for cash equivalency. Some have told me that knowing the order of operations for an operating income statement is helpful.

Also, what score is considered passing, ...do they give you the "pass" paper the same day? I know a lot of questions but I'm hoping to take it once:)

It used to be 70%, they tell you the moment you are done...and don't worry about asking questions, that's what were here for! Good luck!

learnappraising.com has questions that seem similar to what is on the new tests. Good luck. I'm CR testing in 3 weeks.

They have the flash cards I have been looking to buy. Too bad the site/buy now button does not work.... Typical. Maybe the phone number is functional.

If anyone has these cards or the dictionary cd's they want to sell, I have folding money. Or if you know of another website (that works) that offers the same type product (flash cards, audio dictionary), please post it.

Sweet. The phone works!

Thanks for the school tip Brian. Cards and discs are on the way.

You'll like them, tell them I referred you. As an instructor I get to demo everything they have, so if you have any other questions.

I mainly used the Hondros CD along with some flashcards that I made for myself. I always found that when I write something down I tend to remember it better (just a personal choice). I also had Harrison's text and Harrison's 1001 Q & A To Help You Pass Any Appraisal Exam at my disposal. Just for fun I played the pyramid game at learnappraising.com for free when I needed a break.

I passed the CR test on my first try, studying 5 days a week, 4 hours per day for 2 months prior to the exam. It took me 2.5 hrs to finish the exam and then I spent one more hour going over each question a second time. I think I only changed 2 or 3 answers on the second pass through. I was unsure on about 6 or so questions (where I had it narrowed down to 2) and I just went with my original choice. It was quite nerve-racking, but all in all I felt comfortable going into the exam. You will know when you get to that point in your studies...

I thought the toughest questions were related to Highest and Best Use. These were usually two part questions where you first had to solve the HBU and then answer the main question being asked.

Good luck on the exam. :)
