Experienced Trainee looking for additional appraisal work on a split fee basis. Currently work for 3 different companies and they are all (to no surprise) slow. In choosing me to work with, you will get an appraiser who;

  • Utilizes comparables in Subject’s immediate market area to be within major boundaries. If no recent sales available, will go back in time and expand parameters to get one (preferably two).
  • Brackets GLA and Site areas as well as bedroom count. If no recent, relevant comps available in the Subject’s immediate market area, will expand parameters of time and distance to find most similar comps.
  • Utilizes like style, like year built comparables. In doing so describe the appraisal challenge and comment accordingly.
  • Recognizes condition, remodeling, amenities, external influences and effective ages.
  • Utilizes listings/pending sales adjusted with negotiations, a strong indicator of market direction as well as a “must have” by many lenders.
Other experience includes; working in a fee shop for over a year doing reviews from 15 appraisers making sure they met the above criteria as well as the criteria set forth from many major lending institutions. ROV’s; reviewed sales provided by client (you guessed it, AMC’s) for reconsideration of value and would professionally deny their request for an increase in value in written form after reviewing the sales they sent in. Experience with data sources to include; NDC Data, Dataquick, Realquest and several MLS boards.
