Marcia is correct. Although, some items on the VC sheet have been removed as MPR items and do not require inspections such as termite, wells and septic tanks unless there is evidence of a malfunction of these systems. Other items are considered to be cosmetic now. You need to read ML 2005-48 and the Revised appendix D which is attached to it for a better indea of what is required and what is not. Revised Appendix D will give you a line by line guide of what and where these items need to be reported in the appraisal report.
VC sheet no longer required. Only health, safety issues and structural damage need to be corrected. All else simply deduct market reaction to the condition.
Greg, You mean you don't use the FHA Template? I thought all of us FHA appraisers used the FHA Template. I bet Rex uses it. It is one of the exclusive Templates that only the old guys have. You know? The Template!
