I did any FHA appraisal 2 days ago without the case # The lender is sending it today. Do I need to make a comment that I recieved the case # after the effective date of the appraisal? Oh by the way I am certified I just havent figured out how to change it. ( I am sure I would of got some smart *** answer from some of the appraiser who think they are god of appraising )

I personally will not schedule a FHA appraisal appointment without the FHA case number. The only requirement I have seen in Appendix D is that the appraiser is not to deliver the appraisal report without a FHA case number.

I went to an FHA seminar in Tampa this past year and they told me not to do the inspection without the case #. The lender gets all bent out of shape if they don't have it when you ask them, (usually) but it only takes them a few minutes to get one so I just tell them that is what HUD instructed me to do.

Also in some cases, the lender changes the loan from conventional to FHA. I reinspect, as there are some parts of the inspection process that are required by FHA that are not necessarily required for a conventional loan.

I just had one, last week I think, where the lender did not accept it because the effective date was prior to the case # date.

I went back to reinspect, updated research, opened new file (not in that order, gods of appraising), then wrote new report.

Last time that'll happen.
