What Do We Have To Test During One Of These Properties.

I Know Plumbing And Electrical.

Do We Need To Check The A/c And Heat As Well. The Valuation Protocol Appeared Vague
 
Wouldn't it be easier just to watch your supervising appraiser while he/she is inspecting the property and preparing the appraisal report?

Just have to keep reading...the entire 4150 and take the class as suggested. AI has a pretty good one available on line.

You should also know that trainees cannot sign reports or do the inspections for FHA. Only an FHA approved appraiser, which should be your supervisor. You can assist them and have your contribution stated in the report, but the supervisor must be the appraiser on the assignment.

Well, septic.

Vague, just so you have to work a little on your research.
 
Its not vague at all, your questions are answered in the first few pages of Appendix D.
 
The septic requires a full inspection by the appraiser, including getting an accurate reading on the tank level indicator inside the tank and ensuring the wires are connected accurately. It's a smelly job at times that only appraisers that had taken the exam could do in the past... but now, all appraisers get the opportunity to jump in the tank. Welcome to our world!
