Good afternoon guys, got an order for a job i appraised a month ago, client is telling me the FHA number expired therefore they are ordering a new assignment, however after reviewing the contract, I found that the contract has the same date back in august, shouldnt the contract date be inline with the new FHA number for it to be acceptable? How do I proceed ?

I have never heard of any connection between contract date and FHA number that should concern an appraiser. Usually, the concern is with the effective date of the appraisal and the date the FHA number was assigned. And I tend to think those are still lender problems, not appraiser problems.

Most contracts are signed before the case # is assigned and appraisal is ordered.

A contract date has nothing to do with the FHA number. Why would parties adapt the date of the contract????? Makes no sense whatsoever.

You just cannot do the appraisal before they have the FHA ordered with a case number. There is nothing more to it than that. Age of contract has nothing to do with the case nunber.

Review, analyze, and report about the contract as you always would. It's not an appraisal issue. It's a reporting requirement.
