FHA "subject to"

Please, am I correct that upon inspection, a hole in the bathroom ceiling (drywall) of approx. 24" x 36" would be considered a "safety issue" , whereas the report would be "..subject to following repairs or alternation condition". The hole in the ceiling was not repaired per inspection date and the reason for the hole was to update the plg. for new bathroom fixtures.

I do not believe that one 2' x 3' section of missing drywall in a bathroom ceiling is a safety issue unless there is also wiring exposed or some other problem. However, such an issue may make the property less marketable and must be fully disclosed and accounted for in the overall condition rating of the subject property. I would let the lender make the call as to whether or not to require repair of that item....in any case, most of my clients would likely require that to be reapired...but that would be the lender's call.
