Competition:
Yes, how do you compete in the appraisal business.
1) provide credible work. = it is what it is, regardless of the LTV or purchase contract price = umm.. clients don't want that, next.
2) provide a short turn around time = I can get this to you the day after inspection, but it may not hit the number you want = well you have a better chance of getting work from number 1. next..
3) provide comp. checks, heads up status = what do you need to make the deal work? I am your appraiser. = excellent, just what we want, can you get that to us within 24 hours? next...
4) provide 1 day turnaround, provide comp. checks, heads up status and only charge a fee if the loan closes = "ding ding ding" your are the man/woman, we are sending all our work to you, you are a great appraiser. oh by the way, can we get all this for $175.00? next...
5) provide all of number 4 plus the $175.00 fee which requires you to hire unlicensed individuals to do all of the work. You will be so busy that you will only have time to sign the reports, if you have time for that. = "ding, ding, ding, ding" you are our new go to appraiser, just want you to know we appreciate everything you do for us. Remember the first deal you kill, we will find someone else.
That's how I have seen the "competition" in the appraisal market place. Looks like something that needs to be preserved, don't it?
