Functional Floorplan Question

I have a question concerning a floor plan issue I came across while doing an FHA inspection. The home I inspected consists of three bedrooms and two bathrooms. Both bathrooms were only accessible through two of the bedrooms. Would we, per FHA guidelines, have to condition the home to make one of the bedrooms accessible, as a typical 3 Br/2 bath home would have at least one main bathroom (hall bathroom), and then a master bathroom. It does not appear to be typical for the market.

No. It does not adversely effect the livability, soundness or structural integrity. It's just inconvenient.

If you think it would result in a lower price paid it would represent some functional obsolesence (depreciation) and you would have to account for that.

Just mention that functionality issue on the report.

As an FYI, an interior sketch or floor plan is required for properties exhibiting functional obsolescence attributable to the lay out.
