Getting Comps...

Hey all;
I'm just getting started in the business, and I'm going to be doing most of my appraising in the Southern New Jersey area; it's been difficult for me to make contacts in order to get the MLS services that are needed to get comparables. Anyone who appraises in the South Jersey area - or knows the situation in the area - have any ideas on the best way to get comps? I'd greatly appreciate any feedback.

Where are you in South Jersey? Some MLS systems make it easy to get sold books. Cumberland County and Gloucester County will sell you comp books without MLS membership. other counties treat their data like gold and force you to pay extremely high membership dues. For computer access the best thing for a new appraiser to do is to find a realtor who will give you access. I have found that smaller owner operated offices seem to be more helpful than big chain offices.

Thanks for the advice, I appreciate it. I'm guessing that those comp books would come from the Realtor's Association of each county. If I'm wrong, please let me know. Again, thanks.

P.S. Almost forgot to answer your question, Walt. I'm in Audubon, and I'll be doing work in Gloucester, Camden, Burlington and Mercer Counties.
