GLA or still just a garage?

Bottom line: The property is what it is. We often quibble about what to call it... but what you call it does not change what it actually is. Be clear and truthful when you describe the property. Find market data to support any market reaction to features.
 
Just got an order for a property where the garage has been converted to living space. It has a 2nd kitchen, half bath, heat and a/c (ducts, not mini-split), insulated but still has the garage door and floors are epoxy. What kind of adjustments would you make?

It may depend on legal use. Some homes have like an in-law suite where it is accessible from inside the main dwelling. An Accessory dwelling unit could be detached from the main dwelling.
 
I have seen garage doors sprayed with foam insulation and they are locked from the interior. A facade wall with drywall and easily removable drywall and insulation would work too for insulation. Garage door could stay. Many garages have 2 or 3 exit doors other than garage door and a window or two. With kitchen and bathroom, they have to worry about temperature even though it has central HVAC ducts.

Memphis area can be 105 heat index outside and single digit wind chills in winter. Much of Tennessee is that way. West TN is usually way warmer than middle and east TN.

They are still cleaning up in northwest Mississippi from terrible freezing rain storm this past winter and it was just south of Memphis. Memphis had a bunch of problems but freezing rain was not one them. Nashville got hit hard with freezing rain although not as bad as Northwest Mississippi.
