I am appraising a certified green home. There are no other green homes in the area. The home is 6,000 sq.ft. and is set up for solar and rain collection; however, these improvements are not in place. Insulation is open cell and the utility bill for June was reported to be $90.00 per month. How would you adjust for this?

I believe you are appraising a LEED Certified home...??..
