Jeepers! this looks like what we do for 'free' PLUS the added value of a value conclusion!
I don't see any license or education listed, no E&O, no databases, no regulations.
It would appear that we are being underpaid! :shrug: Time to buy me a DRONE and SIGN UP!!

Bracket ceiling height? Now we have to trundle around creation to find houses with higher/lower ceiling heights... (which we haven't measured and are not in any database)?
...and SERIOUSLY WTH does that have to do with a one-off valuation? Most subdivisions of a similar age will have the same ceiling height, and they are typically conveniently located in their competitive neighborhood...
...and besides similar comparables, I'll just bet you that ceiling height is not at the top of a Buyer's criteria list! and has little to no impact on collateral security or borrower qualifications.

Y'know, why don't the GSE's just download the info from the building permit desk? Probably will be mostly, probably, fairly, sorta accurate.
Imo, just because we enter some detail on a subject such as ceiling height does not mean we have to bracket it exactly in the SCA.

Just explain that the comps have similar construction quality and if applicable, can add that the comps appear to have similar ceiling hieght ( though I doubt the second comment is needed unless the ceiling heights are special enough to mention )

It's actually my fault guys. They realized I was right about not having enough data.

Too bad they still won't have enough data.

Ceiling height should be easy. I don't think you guys even need to physically measure it.

Difference between 7', 8', 9', 10' ceiling height is so obvious just walking into a house. It's one of the first things you notice.
 
Ceiling height is really easy to estimate from photos too.

Your standard interior door is 80" or sometimes 84". 84" doors are 7'. Then you just look at the gap between the door and the ceiling. If they are 96" doors (8'), they will have 4 hinges instead of 3. Then you add in the gap between the door and the ceiling.
 
Glad i only do big city row homes which all look alike after the 2 different styles you've seen. But, i sometimes get the suburban stuff, so i can emphasis with most of yous on the amount of variations you may miss. But me, having to type the exact same info each time on my cloned row homes is going to bring out major annoyance to me.

By the way, a 3.6 thread is like reading the obituaries, looking for whi just left this life.

The appraiser is uniquely qualified to perform property inspections to determine the relevant property characteristics as they pertain to value. Im sure I read something like that before :rof:

The professional appraiser should be able to put an "n/a" in any cell in this new form (that they claim isn't a form) they see fit.

Wow. So I guess the lender is charging borrower like maybe $1,000 to $1,500 and paying the inspector $325 to $425?

Do you get a W-2 with that? I don't know. Are you considered employee?
