Hi everone!

I'm not exactly a new member but this is the first time I've actually posted anything.

My name is Marco Ruiz. I'm a residential appraiser with a one-man office in Ponte Vedra Beach, FL. That's in the Jacksonville area.

This business is changing so fast I want to be able to tap into this resource for helpful opinions and advice. I also have some exciting things coming up and I want to share them with as many appraisers as possible.

Thanks for the welcome. I'm looking forward to getting some practical advice from you guys (and girls!.) I got some helpful direction regarding FHA and defective paint surfaces from this site this past weekend. I'm going to peruse this site now for some practical direction regarding calculating the rate of decline for a particular property type.

Firstly, Welcome Marco!! I'm in the Tampa area, and have been taken aback by how many mortgage companies that I attempt to stop in on are shut down/closed/downsized.... It certainly seems to be a difficult time to gain any kind of new client base... Good luck Lemond
