I know you are in Arkansas, but do many builders start with manufactured house steel frames and build from there up?
I can start with a Toyota, and put all the Lexus parts I want to on it, but its still a Toyota.

The only way to "convert" a HUD code MH to a site built is to tow it away and build a site built.
For lending purposes, the improvements are now a contraption and probably don't qualify as acceptable collateral for anyone (at least anyone who finds out what it is).

More often you would think.
We are up to about 40 properties that we will never agree to appraiser. We drove by when they were "building" them.
When yo get out in the delta, things can get very strange, and everyone thinks its normal.
Sometimes I don't love this job.
