Hoa Transfer Fee

Speaking of SAR requests for VA appraisals i have one asking for a correction because i did not mention the $250 HOA transfer fee that is shown in the contract. Do you folks include those routine elements in your contract analysis? Is this some VA requirement that i never knew about?

Never included that item in the contract analysis. What's next, the amount of the home inspection fee, and who is paying it?

who is paying it?
That is the issue in terms of the contract analysis section

did not mention the $250 HOA transfer fee
How about your comparables? Do the HOAs associated with those properties have a similar fee and does that affect pricing? The analysis is not limited to just the monthly HOA fee

In the typical price range of $500,000 to $1,200,000 for my condo market, who pays the $250 HOA transfer fee is irrevelant.

Would you analyze and state the real estate commission breakdown
That depends on who is paying it or if there is not one when the typical transaction within a market which usually incorporates one
