What kind of "proof"? Everyone in the business here locally "knows" who the unethical appraisers are and funnel deals to them. "Ms Skippy appraised the property a few months ago for a third more than you did." Thanks for telling me. Do you really think it was worth that much? "No, but she kept her adjustments below 15 and 25 percent so they got the loan."

So can I do about it, other than Pams list?

I know what I'm doing, but don't seem to have very many others willing to step up.

Pam, the more involved I get into this occupation the more respect I have for you as a true appraiser. Notice I said "occupation" and not profession... If we all had the same morals and ethics that you carry, it might be a real profession some day!!

How would I know that my peers were doing
something wrong. I don't do reviews. Sure, people
call me on the phone and complain, but that isn't
evidence.

Lenders have the stats, they know the appraisers that
have REO rates twice the local average. I figure they
take those appraisers out to the back yard and shoot
them.

Sent a report to the state and called the FBI. Unfortunately the FBI did not want to hear what I had to say and never even asked me for the reaccuring names that were suspicious. Shame on them. Definitely a file that looked fraudulent to me.
