So...a complaint comes in on a commercial narrative involving an undivided partial interest. The report went to a local big bank.

The complaint was that a Cert Res did it...signed alone...but included the names of two Cert Gens who "helped" but didn't sign...AND...included copies of their licenses.

Low and behold...the CR essentially re-typed certain pages in the CG's report...put his own name on it...then sent it to the bank for a full fee. How do I know? Because I remembered discussing this assignment with the CG who actually DID the report in 2005. I partnered with him to simultaneously do a different office building for the same estate. I remembered the addresses of the properties involved because it was such a complicated assignment.

So...I have a CR who stole another report by placing his own name on it...changed the intended use and users...and to top it all off...did this to one of my investigators.

Monday will be soooo much fun.

The bank is going to have problems, too.

Forrest Gump will love this one...........

I suppose some people just have bad luck.

Great example of why enforcement is needed.

Come on Brian, give the guy a break. It's easier using someone else's work than coming up with one's own. Besides, why re-invent the wheel?!? Sheesh....*joking*

Git "em Brian.

sounds like he's in dire need of a battery of USPAP courses :new_smile-l:

(and a comfortable cell to allow for intense concentration)

I always tell people the lending industry is really a small world.
