Attempting to appraise two 2500 sf GLA +/- condo units (hypothetical conversion of 4 story - two family). Am finding mostly sales of much smaller units in much taller buildings.

Any suggestions/leads would be greatly appreciated.

Are you using Comps Inc.? I just took a look at your zip code for the past year. There are some good sized units in older four story buildings. I'll send you the entire list.

Using Geo - didn't find much in what they describe as "Downtown-Fulton Ferry"

That's Vinegar Hill and DUMBO. It's for the artsy crowd that's priced out of The Village and SOHO.

Anyone interested in tackling this?

I just told the owner I was begging off.

It would be a hypothetical appraisal of two condo units to be converted from a "B1" - 4 story, 2 family.

They want to know the % each of the units would represent and the MV of each unit.

One unit would consist of the 1st & 2nd floor, the other the 3rd & 4th. There would be shared use of the basement.

This assignment needs someone very familiar with the immediate market area - available "comps" are very thin...

Anyone Interested?
