Lender: How much will you charge for a 2055 Drive By on an Investment Condo (One and one half hour drive, one way) which isn't really a condo, but they call it that, even tho it's a single family detached house? And, how soon can I get it?

Me: You can have it in 7 days. Fee is $325, and if it's condo ownership, it's a condo.

Lender: Well, ah, I don't know, ah...I'd better call around....Gee, You've STUNNED me with that fee quote!

Me To Realtor: I'm unable to discuss the appraisal process with you regarding _________, but since you are the "queen" of that subdivision, do you have any other sales in the subject's subdivision you could share that did not hit the Multi-List?

Realtor: Oh, My!!!! Dear.....Well, ah, I don't know! I'm really STUNNED because no other appraiser has had any problems out there!

Me to Realtor: I'm just asking if you have any new data :roll:

Well, I don't know, I'll look, but I'm just STUNNED!

Hey, I have heard this more than once. The base fees are higher here than most places in the nation--and they are really stunned when they call Montana.

They shop, then call back because they can't get any service......................and then I raise the fee for shopping me.

I get the same stunning effect when I tell the few non-PDF call-in "appraiser shoppers" that it will be extra charges of $25 for hard copies, and $25 for shipping.
