Just took the FHA exam an passed today. Been putting it for months. Had a slow week so just bite the bullet and did it. Now to fill out the application and all the other red tape and get my name on the list!

You will soon be among the few the proud the FHA approved!

And you will be able to do - oh I predect maybe 4-5 of the things before the local FHA list and selling agents blackball you from EVER stepping foot on one of their 'sales'...

...because when they start second guessing and whining and nit picking your appraisals apart, I predict that you will NOT cave and hence be soon amonst "the few the proud the not employed for FHA loans but still FHA approved appraisers"!

Lender 'select' is a great way of putting it :roll:

So make it your next step to get on the REO list for your area... where you can get a good look at all the things the FHA approved appraiser in your area missed the first time(s) around!

You will have a steady stream of income :roll:

Be sure and print out the HOC National Reference Guide, it changes a few things to the 4150.2 and is more current.

I'll have to agree that you'll do a few correctly then be blackballed by the LOs and Realtors. It's what they do best.

I read your post and just went to the kitchen to make me a cappuccino and was thinking about it. I looked at the list of FHA appraisers in our area the other night. There are only 5 appraisers and one of those is now Commercial only. (Remember small mostly rural county) 2 of those are old school appraisers and I doubt they let much slide that really needs to be addressed. One of the others is a friend of mine and was my Co-signer the last six months of my trainee time. He might be a bit lenient but he is not one to out and out lie. The other one I know but I have never seen any of his appraisal work. Judging by his business he is a straight shooter too. The local number hitter is the only "big" shop in the county. Thank God he is not FHA!!

So thinking on that I probably won't be much tougher than any of these guys. So maybe your wrong. At first I agreed with you but I think I might actually be about to run in a circle of honest appraisers. Not have to go behind or rather have Mr Number Hitter go in behind me. That would be a switch! 8O

... in case you were wondering, I DID fully intend that as a complement :D even if it did come out a lil backhanded :oops:

Somehow I can't see you 'fudging' just cause some individual whose commission is on the line is under your elbow and or leaning on you 8)
