Finally!! I was Licensed in October of '07 and was planning to upgrade early in '08 but it took almost 8 month to do the final 35 appraisals I needed. I'm currently doing fee split with a Gentleman who has been appraising for about 30 years. I'm to chicken to go on my own :-)

There are definitely advantages to working with someone more experienced than yourself. I think that too many new licensees are too quick to leave their sponsor as soon as they get licensed.
 
That's great news. Nothing wrong with staying with someone after you are certified. I'll be bugging my partner with questions and advice until he insists I stop. Hopefully, that will be a long time.

I think it's very wise to stay with someone who has been your mentor for a good long time. I see too many appraisers get licensed, open their own shop and then completely screw up their business and other appraiser businesses because of their total lack of understanding the profession.

I've been at it 30 years now and am still learning (or trying to learn) every day.

I wouldn't use the word "chicken," I'd use the word smart. As you are most certainly aware, appraising is experience intensive. I worked split fee before I ventured off on my own for three years (for more than one reputable appraisal company.) Now I have my own clients and continue to work split fee for a couple of the better ones. The split provide a good, steady supplemental income.
