I JUST GOT A CALL FROM ONE OF MY LENDERS. THEY RECEIVED A LETTER FROM ONE OF THEIR HOMEOWNERS WHO I WAS LUCKY ENOUGH TO APPRAISE FOR A FHA REFINANCE.

I GUESS THEY DID NOT LIKE THE VALUE BECAUSE THEY SAID I WAS NOT AS NICE AS THE OTHER APPRAISER WHO GAVE THEM A FAVORABLE APPRAISAL.

THEY ALSO SAID I WAS BUMPING INTO THINGS IN ONE OF THE BEDROOMS. SINCE THIS WAS A FHA I ALWAYS CHECK FOR WINDOWS THAT OPEN AND DOORS THAT WORK. I GUESS THAT IS CONSIDERED BUMPING INTO THINGS.

I THOUGHT I WAS DOING PRETTY GOOD BY REQUIRING THEM TO JUST FIX SOME FLAKING PAINT ON THE EXTERIOR. I GUESS I WAS WRONG.

FORTUNATELY, THE LENDER WAS NOT TO CONCERNED ABOUT THE LETTER, BUT THEY SHOWED ME IT, JUST IN CASE I WAS REALLY INSENSITIVE AND NOT AS NICE AS OTHER APPRAISERS WHO EITHER HAVE BETTER PERSONILITIES OR MAKE BETTER VALUES. GO FIGURE. :roll:

What is the bottom line? This is what makes a good appraiser or a bad appraiser. How thorough the appraisal, how well the value is documented and supported, how confident you are in the value has nothing to do with it. How nice or rude you are has nothing to do with it. How fat, how old, how many kids you have, what you had for breakfast has nothing to do with it. What is the value, that is all that matters. Many times LOs or underwriters will ask me to address something that is very cleary address in addendum comments; again, doesn't matter. Most home owners/LOs will read the report only if they don't like the value. Remember, they pay you for your estimate of value, not theirs.

I had the same thing happen not too long ago. The LO called to tell me that a borrower said I was "snippy" and rude when I asked why the toilet from the main bath was in the front yard!!! Seemed like a reasonable question to me :D

Of course, my value was about $20,000 below the "owner estimate". Funny how the complaints don't start until the value is "low" :? The part that got to me the most was that the LO seemed to really enjoy telling me that someone had complained about me. I guess it was justification for not using my services anymore. Oh well :)
