What is the purpose of the appraisal?

Yes, but I know that its worth more than the bank will value it but they will use the report anyway. I need to sell it.
I think you need to find another appraiser.

We are just starting to see the tip of the iceberg. First was res. now the commercial will start.

I am looking for a lot of business owners to be seeking higher value if they are selling or needing to find funds to stay in business.

Sitting here watching the Denver Mart, there are a lot of people looking, but the long time vendors I have known for 30 years are telling they are not buying much for their stores. Seem to be some basic items and all are looking for deep discounts on those orders. They are hoping that orders pick up today. Many vendors have not returned this year that were here the last two years. They are also asking for longer terms, 90 to 120 days seem to be common now. Just talked to one custom saddle marker and they have an over supply of 300 saddle trees. That is just about one saddle per day that needs to come out of that custom shop and its not going to happen. Seems that all the pipe lines are full.

Just my thinking.

Market value is market value and the value I find will be the same.
An estimate of what it would have sold for, say today, doesn't have to be equal to what it will sell for.
