Kitchenette considered an ADU?

In this area zoning does not care, local lenders do not care, only a few AMC's care and have different rules and regs.
What would you call a one-room lakeside heated and cooled party bar/kitchen?

Same here. The owner will usually partition a part of the house to create the ADU. If it is similar to the rest of the house, it is usually a functional issue, i.e., the floor plan has been altered.
 
hey fernando, did you ask the owner's why they had it this way. might have gotten the answer to your question.
 
There are published standards regarding what constitutes an ADU. Might want to do some research.

Their inlaws live in the house. I suspect they live downstairs.
If my inlaws lived in my house, I prefer them to stay down there.

I noticed lenders are more tolerant of ADUs or inlaws in single family zoning.
CA has encouraged more ADUs to be built trying to relax the rules.
There was a nearby city trying to change SFR zoning allowing multiunits to be built. Few weeks ago (must be local opposition) that idea was rescinded.
I heard Sacramento did this. I know it suppose to increase housing in area but detrimental to existing SFR homeowners' values.
 
Not around heya (I am from MA). Fannie Mae says if you have an illegal ADU get two comps with illegal ADUs. You won’t find any because they can’t close a loan with one.
 
I'm doing one with an ADU. Hate that because I need to find at least one (since not many I seem to get away with just one comp).
Fortunately I did an appraisal in adjoining area which had an ADU comp. Will grab a comp from prior report. Got lucky this time.
 
2 kitchens do not an ADU make. A house down the street has 2 kitchens, a regular and a kosher kitchen. The owners took half the dining room and had the 2nd kitchen installed. They got permits and came around door-to-door asking if any neighbors had an issue with this. Everything must be looked at in context.
