Pamela:

It's just Landsafe's answer to First American and several other companies who are attempting to build the two-bit appriaser version of professional work.

Nice that the prefill the grid for you and
"You can do a bazillion a day Mr/Ms. Appraiser and won't you please sign up for my program?!?!?!"

But appraiser beware!!! Most of these companies are also putting in thier fine print (read your contracts CAREFULLY folks) that the appraiser must be USPAP compliant, AND is responsible for any legal expenses that the client might incurr as a result of providing this product 8O

Now taking your bag of quarters to the bank is one thing, but when the john (errrrr. . . I meant 'customer') robs you of your quarters on the way, its a down right disgraceful act.

Save the downtrodden, Lift their spirits, bring USPAP and enlightenment to all!

JUST SAY NO to BAD things folks....
First they get you hooked, then they beat you into submission, then they sell your body and soul.

Excuse me :? <span style='color:red'>"the ValueGrid form requires no inspection or photographs of the subject or comparable properties" </span>:(

 They are completed by licensed appraisers, completing the form on line, then transmit it to the broker/lender :?:

Who cares if the house is burnt to the ground, infested with rats or next to the RR tracks. We all know every house is "average" and compares well with other sold homes in the "area". It's nothing more than a AVM signed by a wantabe appraiser.
<span style='color:blue'>I would like to know how much credit the state will be giving to "licensed" appraisers towards their certification </span>:?: :?:

 It's to bad that some appraiser is getting his/her training and experience from this product.

I have lived and worked in my market for 50+ years and am still supurised by homes in some neighborhoods. It's why my desk reviews will never state a value!

I would sure like to have the most recent "appraisal" on some of the REO work I do

Chris

Besides the fact that this stuff needs to be outlawed, it exemplifies how rotten the appraisal business has become. I really wish the worst upon anybody who participates in this scam, how do they live with themselves ?

Joe asked:
how do they live with themselves ?

Tis better that they live with themselves than with someone else! Why mess up two househouds? They deserve themselves!

A message to Land Safe: Don't contact me! I'm not interested!

Just a short story about Landsafe: six months ago I returned their call and was immediately placed on hold for 5 minutes. I am not a patient person, espcially when placed on hold on a cell phone for 5 minutes. Just as soon as I yell out "Aw, Bulls**t!" to myself, I of course hear someone say "Excuse me?"
Haven't heard back from them since.

David,

'Er, uh, sorry. You weren't meant to hear that. Some jerk just cut me off in traffic.'

Worked for me! 8)
