I was asked to appraise a vacant lot by the lender for a refi. This lender also requires an active listing in a declining market. I find that the guy bought the lot less than a year ago AND it is currently listed. So I call the lender and ask if I can use the current listing as one of my active listings? He puts me on hold then comes back and says "we don't think that's a good idea". So I say "I guess using it as one of my three comps is out of the question also?"
