Limited's Working for State Licensed Appraisers

As of 01/01/2008, any Limited Real Estate Appraiser MUST be supervised by a certified appraiser to receive credit for work experience done after 01/01/2008. Any Limited Real Estate Appraisers working for a State Licensed Appraiser in 2008 will NOT receive any experience for upgrading their license.

The supervising certified appraiser shall be in good standing in the training jurisdiction and not subject to any disciplinary action within the last two years that affects the supervisor’s legal eligibility to engage in appraisal practice.

There are a number of State Licensed Appraisers in the State of Michigan that are supervising Limited Appraisers. I would pass this information along to any Limited Licensed Appraiser that you know in your area, because they are being taken advantage of and they will not get any credit for their work experience sent to the State of Michigan.

As I read it,

"Limited Real Estate Appraisers Supervision – Effective January 1, 2008 the Appraiser
Qualification Board (AQB) mandates that Limited Real Estate Appraisers must be
supervised by Certified Real Estate Appraisers, who may not supervise more than 3
Limited Real Estate Appraisers at a time. However, Limited Real Estate Appraisers are
permitted to have more than one supervising Certified Real Estate Appraiser."

the more important issue is that the Limited shouldn't be working at all under the "supervision" of anyone other then a certified, regardless if they are logging hours or not.

In my discussions over time, I have found few former supervisors that included a work contribution statement in their reports regarding a Limited working on the file to begin with. So, they just keep using the Limited's services, fail to note it, and move on. No hours for the trainee, just a pay check.
