Hi.

Hubby and I, both certified (in NY) FHA approved appraisers, are looking to move back to his home town of Lincoln.

Hows the economic climate in Lincoln? Are appraisers busy? Anyone hiring?

anyone know the web site I can go to to see what the recoprocity/licensing requirements are for Nebraska?

I'm 125 miles north of Lincoln so I don't pay much attention to the market there but I suspect it is stable to slightly off. Nice town. When you go to the Real Property Appraiser site above you can do a search for appraisers in Lancaster county. If you want to call the office you can talk to Kitty, the Director. She's very helpful and can clue you in.

thanks! i had searched for it but did not come up with the page you gave me.

I was astounded at the number of appraisers in lancaster county. 23. The county I live in in NY had 415 and i dont see a huge differnce in size/population. thats the good news

bad news is no recipocity with NY. Looks like we will be having to jump thru some hoops to get licensed there. Hope there is an income capitilization course availble when we get there..which is who knows. :)

next questions....is Nebraska a non-disclsoure state? and , Is Nebraska a mandatory state?

It looks more like 164 licensed appraisers in Lancaster Co. Nebraska has a Transfer Statement which must accompany a deed for recording. So the assessor's office generally has all the pertinant information right out there for the public to access. Lancaster Co. assessor would, no doubt, be on-line. Most counties are not because they are always short of funds.
 
huh

ah..i checked for certs only.

national registry has 23 CRs, 51 LRs and 57 GRs = 131. several were inactive. the rest must be trainees? I am not looking forward to the income capitalization 30 hour course. Hubby has taken it but i've been certified since the beginning and back then it was only 2 or 3 15 hour courses i had to have so i'm sure i have not taken the IC class.

i appreciate you giving me the link to Kitty, sounds like you have an appproachable board which will be quite the change for us.
