I have done a few small ones. Pretty "tight" range of per space values in our market adjusted according to income per space. MH's if part of the package seem to contribute based upon their rents rather than the cost. Many el cheapo MH parks around here buy repo older MHs in the $3000-6000 range, set them up and rent in the $300-400/mo. range. Gotta be making a killing.
Only better one I know was a guy who was given 10 houses to be moved from an airport expansion. Cost about $5K to move each, rents for $400/mo. each. 10 septics, one well 120' deep, gravel road in a woodlot, $900/yr in taxes, $200/yr insurance. Is that a moneymaker or what??
Like Terrel, I have done a few. Big money maker, the piece of junk trailer maybe worth nothing, but can bring $$$ in rent. Have even seen some really bad ones that rent by the week....but make more than the monthly rentals. Although, the tenants run and hide when an offical looking car pulls into the lot. 8) :lol:
