The boss and I have decided to fully retire. We are only going to keep our home and 20 acres in Wisconsin, planning on build a summer home on our land in Mt. and a witner home on our land in southern Az.

M & M Ranch at Sparta Wisconsin is for sale. Land & Buildings or Land, Buildings and Business. CG/AI appraiser. Appraised it as follows $2.4 Million land & buildings. Business $2.5Million additional.

Will consider any offers at this time. Development land with in a mile on the same rural road is selling for $45K per 1.5 acres which is legal building site.

This ranch has open meadows, creek bottoms, small lake and ponds, woodlands. A duplex and 19 usable buildings, all in good repair. Current enviromental study done in May 07, full survey done in June 07. excellent recreational property or working ranch, support row crops, hay meadows. Excellent hunting for White Tail Deer and upland birds.

Wow. :huh: I'm shocked, Ray. I thought you'd be leaving the appraisal biz so you could spend more time on the ranch, which you loved.

I pray you have a sale soon, and can move on happily to the next chapter of your life.

Ray,

I don't blame you at all for wanting to retire away from this state. Both your choices sound wonderful. The best of both worlds, beautiful summers and comfortable winters. Rock on! Although, where are we going to get the bizarre appraisal stories from? You had some really wierd ones. :)

Ray-With the appraisal orders you post here, there is no way in hell another appraiser would buy! Good luck with your plans.

Where in southern Arizona? And how long do you think you will be retired? I "retired" ten years ago and find myself working 12-14 hour days seven days a week. So what is this retirement that people speak of??

Jo Ann,

We have a large interest in a ranch down by Douglas/Benson, going to try and buy the balance and be the sole owners. If I printed the name here you would know it. But don't want the other worry the other partners until we make the offer to buy out.

As far as retirement, just maybe a change in direction for the wife and I. No employee's, no muss, no fuss type of enterprise.

Will be in the western theme, may retravel all the outfits I have worked on, all the national parks I have worked in. May take pictures of the places this time around and write a picture book and some short stories.

I have had two close friends die in the past year. They did not get to enjoy thier retirement years. they just retired and die with in a few months were gone.

As the ranch, yes a passion, but a passion that may tend to restrict our travels and things we want to do in addition to the ranch.

So we have elected to put it on the market.

Daggone Ray, I wish I had $5M and was in a different stage in life. I'm just not in the position financially or otherwise.

I was wondering what your plans were going to be with 12/14 creeping up. Only one more week of this nonsense.

Best of luck. You've done nice things with the ranch. Hopefully a sale will go through quickly for you.
