Manufactured housing w/2 additions - AZ! Pleas help.

I have a lovely manufactured house here in AZ (Apache Junction) that supposedly has two permitted additions:sad: and the tax records show a mobile home room addition and the homeowner claims they were both permitted. What rules or things should I be aware of other than the obvious with room additions to normal SFR's? Does manufactured housing have different guidelines for room additions? (keep in mind this is non-FHA, so obviously I don't need an engineer's report). Janet Stratton, please help:flowers: ! - Or anyone for that matter. If you are in AZ the MLS # is 2851895

How do you know the additions were permitted? Assessor's records are not dependable. Does the applicable county/city care whether they are permitted or not? See my comments in the link Mark provided. Those additions are NOT part of the livable area on the GLA line. Handle them separately in both the Sales Comparison Approach and the Cost Approach. Have a very clear sketch showing what is the manufactured home and what are additions. Have many photos and comments in your report.
